We conduct a thorough evaluation of the full exterior and interior of the property and include all safety concerns and items that need repaired, replaced or monitoring in your property inspection report. You will receive a complete inspection of the foundation and building structure, roof, chimney and fireplace, lot and grounds, retaining walls, driveways and walkways, house and surface drainage, detached structures such as garages and carports, decks, air conditioning and heating systems, thermal imaging, mold, septic, plumbing, electrical, kitchen, built-in appliances, bathrooms, living spaces, attic and basement. We also include a complimentary Wood Destroying Organism inspection with every home inspection.
Paul Bell's knowledge and experience was built by 30 years of working in municipal government and public service, with the majority of that time spent as a building Inspector and code official in the Commonwealth of Pennsylvania. Over the span of his career, he has completed thousands of residential and commercial inspections. From excavation to occupancy permit, Paul has reviewed engineered and architectural drawings and building plans for safety and code compliance and inspected each phase of a new construction build all the way to completion, including occupancy and fire safety inspections. Over the course of his career, Paul has built solid relationships with property owners, real estate agents, contractors, architects and engineers.
Inspections take approximately 3 hours, but will vary depending on the size and age of the structure. Within 24 hours of your completed inspection, you will receive a modern, color-coded inspection report in HTML and PDF format. We will review the report with you in detail and outline the findings and items that are functional, require maintenance or monitoring, or are deemed defective or hazardous. Your report will be also be optimized for mobile devices and summarized for review on a phone or tablet, making it easier and quicker for your agent to extract details for negotiated repairs and concessions. Bell Inspections participates in the International Association of Certified Home Inspectors' (InterNACHI) Buy-Back Guarantee Program. That means that if we miss a covered item, InterNACHI will buy back your home. The Guarantee applies to your primary residence only and the home must be listed for sale with a licensed real estate agent.
